model town link raod considered as potentional shopping area but its surroundings had suffered a lot due to heavy trafic specially in evening and night times due to which it had loss its worth.

Secondly, satuation in your case is more tight as gali opposing Domino pizza is very small.

DHA 5 ext one kanal file is available at Rs 22.60 lacs. Transfer cost paid to DHA and Govt is Rs 1.84 lacs. Commission for this file will be 22000.

For Any DHA file or plot you pay membership once for each file. For DHA 5 ext and DHA 9 you pay separate membership.

It would be very nice to get some adviseon the future of DHA PHASE 8, specially the commercial plots. My concerns are

1) nearly how long we would have to wait for the plots to be delivered to the owners.
2) Is this a good Phase comparing to the rest of the DHA lahore PHASES.
3) Practically when this phase will be liveable. and also the enterance to PHASE 8 Lahore is good or there are somedrawbacks for this phase.

I think
DHA phase 8 plot in CCA1 or CCA2 are good investment but DHA CCA6 is far better option because its ready now.
1) My estimate is its 2 to 3 years wait to get a ready to construct plot in DHA 8.
2) DHA 8 location was good and hope was that it would be the best phase. But when map of DHA 8 was release its had all villages still on map and has no plan to clear these villages. In past phases DHA admin bought and cleared many villages in DHA 6 and even in some parts of DHA7. Due to many villages and few graveyards in middle of many blocks DHA 8 plan is not looking as good as DHA 5 6 7.
3) This phase will be livable in 5 years at max. Entrance is very good as two ring road interchanges connect to DHA 8.

Best block is W and second best block is T. lowest priced block is S where you can buy a plot in 40 to 45 lacs.

I agree with Kashif, this house must have costed him about same amount. But problem is when we spend bit by bit we dont feel but when whole sum added up the buyer feels it is too much.
As a matter of Fact in
Johar Town 5 Merla Brand New House can be found in 40 Lac. If someone have work in Lahore not in Bahria Town he will think it much more better

bahria town, whereas edengardens is not far far away as bahria town, and having excellent location and in this scheme house of 4.5 marla double storey available nearly around 35 lakhs, comparitively bahria town approach is not connected to city but edengarden approach is widely available with main ferozepure road and adjac to defence phase 9/10 and ring road is the plus point,so people must keep in thier mind the facilites and approaches before going to think finally.

Kashif Chohan's demand is very reasonable & his estimated cost of Rs. 1,100 or 1,200/Sq.ft. is quite low. It is now difficult to get this rate. The term "Far far away is a relative term depending upon your Job/Business activity or Awara Ghomnay Ki Adit" & should not enter into discussion. So far
Bahria Town Lahore is concerned very few developments in Lahore can be compared with Bahria in terms of any aspects of a housing society. It is a Far Far Better Place to live.
I would advise Chohan not to sell this house if his circumstances allow him.

Yes you are right that there is not much difference between price of 05 marla house in
Johar town or Bahria town.The reason is that the saving in only in cost of land which is only variable factor and construction cost would almost remain same whether you are building a house in Bahria,Johar town or any where else in Lahore.The saving in plot cost reflected in 04 lakh lower demanded price then Johar town.

Bahria has own advantages over Edengarden & it will be a long debatable discussion.I can just say that look at the speed of construction at Bahria that is unmatched with any other society in Lahore.Moreover this is onground ready to live house as compared to edengardens.Please also consider the covered area physical layout planning of this house with edengarden single unit house.

bahria town long ago. go there today .canal road has been completed(double road or one way)now lights are being fixed between double road. only traffic on canal is cars.and maximum traveling time from bahria to thokar now is 10-minutes.and traffic towards edengarden on fairozpur road is tractor; trolleys ;rickshaws; khoti rehri;buses; trollers;trucks & route wagons.and distance is not less than bahria.

DHA Islamabad homes 8 Marla. I have no idea as when this project is going to finish , even when the last installment will be on march 2012. I have paid more than 6% of the installment.and still no news for the DHA islamabad Plnas for the DHA homes.

More Over the DHA Valley is still even more worst as this Scheme is a vary big scheme and still no signs except the DHA expressway development.

Can You please advise on the future of these two schemes , Or the answer is only to wait and keep on paying the installmetns and wait for 5 years more.

Parkview Villas - Multan Road During my last visit in Oct/Nov, Parkview Villas were looking quite impressive in its range. A cleaned maintained looking society. Beautiful Masjid was under construction, speedy work was on and the main gate construction work was about to be started as per the admin office. Some houses were under construction also.

Good location 5 marls plots were available at around 1.2 to 1.25 million.

Can CMY confirmswhat is the status now there, the price range and the gate work is started or not.

Society have made main entrance on Multan road much larger. Many new houses under construction and many people now living in their dream homes. Price range is still same as
Lahore property is in deep sleep for a while.

rent and also refuse to pay the rent. There is no way in Pakistan to get rid of such tenents.
Is Bahraia town safe from this point of view.
Further the respective safari villas are located in lahore bahria or PINDI.What is the rent their rent value now a days.

I have a slightly different point here. I suggest you should diversify your
investment. If your kids are independent then probably you will get some pension to meet your daily needs. Other than that you have four options to invest your money: property, stocks, saving account, and Gold. I suggest to keep some part of money safe. You can spare up to 30 lakhs for property investment to buy a plot in a good society. 10 lakh can be deposited to saving account because as a retired person you will get lum sum 12 thousand per month from saving account. Remaining 10 lakhs can be invested either in stocks or Gold. Gold is secure but its a physical asset. I prefer that you buy some stable shares in stocks like Fauji Fertilizer, Kot Addu Power, Pak Petroleum, Hub Power etc. These shares have a history of good return on investment. I hope it helps.

Each individual case is different. This is a retired person and 50 lakhs is not a huge sum of money. Thinning it out into different
forms of investment would probably not be very productive. Stocks have doubled in price over the last 18 months and Gold has also seen sharp rise. Property on the other hand is on the low side therefore I tend to agree with brother CMY in this case. Property has the advantage of giving you CASH FLOW (in form of rent) while protecting you from devaluation of your capital along with possible value gain due to locality development.

As for the risk of getting stuck with a bad tenant, I don’t know of any investment/business in the world that is risk free. You just have to use your best judgment in choosing reliable tenants and develop expertise in drafting legal contract and other related matters. After all most houses are rented out successfully so it cannot be that bad. Also an owner might put his rental income in Islamic bank and earn some halal profit as well. As for which property no one is more qualified to answer that than CMY and he has already given his advice. It would be very helpful if brother CMY would also comment on the expected rent of these Safari Villas.

@Ahmed: As a general approach (not in this case) I have advocated diversification before (including a little bit in Gold) on pretty much similar line as described by you explaining reasons behind each choice. It was probably viewed by LRE as unfairly painting property in a negative light which was not the purpose at all. Readers may please feel free to challenge and contradict my approach.

I would like to disagree with the option of buying a saffari villa and then renting it out in order to have a regular income. Such a theory can only be fruitful in case the house you are renting out has solid construction and does not require any major maintenance before 5 years min. Talking about Saffari villas, it should not be hard for one to guess that how good a third party construction houses can be in a country like ours. Water seepage and termite are the major issues of every second villa there, meaning once you villa gets afflicted with any of these, instead of getting some regular income from that villa, one would rather be pouring in extra money to get these issues fixed.Getting rid of such a villa would almost be impossible as one would never want to dispose it off on throw way price.No offense intended to anyone, i have just put forth a reality based upon my own extensive reasearch on these villas.

AALEE sahib, there is no easy money in world. Renting is also risky sometime. I cam eback from canada because of illness, i had only 30 Lakh Ruppees at that time. it was 2 years ago. i opened a bakery with 15 Lakh only and earning profit of 70,000 almost every month. the remaining 15 Lakhs i bought a plot, that is almost in same price now. but it will be ok in future. dont invest all your money land or property. this nation is going to be hungry, so start any food related small business or shop like me.

Bahriatown pahse-8 is the best developed and only peaceful area in
Rawalpindi.Construction is in full swing in this phase. I have my house here and will advise you to buy a plot here. Don't worry about its future, nothing will happen to it. These type of rumours started since the beginning but BT is growing rapidly.

With a budget of 10 lac, you can
buy a 5 marla plot in Wapda town phase 1 extention only. You will not find any installment plan here. Jublee town and Izmir town can also be in your options within this budget.(only 5 marla)

Start and end dates for project are still not available.
Development charges are still not known.

Only sellers in market selling at 1 to 2 lacs lacs and not a single buyer is available due to above reasons.

What you should do now ?
You don't have much choice. If you don't pay installments you are risking the cancellation of your plot. And their is ZERO refund policy by
DHA city Lahore if your plot is canceled. If you pay due installments now chances are you loss will increase if some corrective action is not done soon by DHA City Lahore. If location of project number of plots development charges and plot sizes are given by DHA City Lahore this project could go in profit but only 5 marla plots as DHA City Lahore one kanal is too expensive at land cost of 37.50 lacs plus development charges.

Soon you will have proper DHA Lahore phase 9 plots on installments competing the DHA City Lahore plots on installments. On cash DHA 9 is 22 lacs cheaper than DHA city Lahore 37.5 lacs on installments.

Guys you must have seen all the ads and the model houses built in Khyaban e Amin and they are atracting a lot of attention, mainly due to the cheap price and the installment factor;
well to cut long story short, they gathered more customers than expected and Mr Sahir has run short of plots to build houses so the question is how will SAHIR get more cheap land/plots to build houses the answer is enforce huge amount of development charges and force people to
sell there plots at cheap rates..trust me if you sell your plot now the only buyer who will be most interested will be SAHIR...
This is dirty game guys all set up by SAHIR ;
i would not recomend selling your plots and niether will i recomend paying those insane development charges.

Mr. Jameel: I will strongly recommend to go for indigenous tree types like Neem, sinmbal, Bacquain, Oak, shehtoot, Jaman etc. Recently you will see in all farm lands and even public parks in new societites, they are planting ornamental bushes and small plants which while look good can never give the benefits of a full grown tree like shade, oxygen and minimal maintenance. It's sad to see that in 30 years or so
DHA or any new private housing society has been unable to develop even one park which is full of dense big trees providing shade and stately old look that you see in some of the old parks of Lahore.

I have planted Jaman and Popular Trees in the Green Area in front of my house in
Rawalpindi. Jaman has slow growth while the Popular grows very fast and gives shade and wood within couple of years

Shahtoot is also a good example. Not only it gives dense shade but also fruit.

Safedah should be avoided as it consumes more water and makes the soil not suitable for cultivation. But it also grows very fast.

I would recommend to plant fruit trees so that shade, oxygen and fruits can be obtained from the trees. Also vegitables should be grown on any available space to control and reduce the kitchen expenses Insha Allah

Mr. Imran are these plants genetically modified or engineered? If so I fear that it will turn the soil in which they are grown or planted infertile, and that land will never be able to yield crops in future. and over that these genetically modified plants are Haraam to eat in our religion.

You shuold first visit
wapda town and check the market situation and then make a comment here! the worth of 10 M plot that you mentioned is now in Wapda town EXTENSION. Even a 5 marla plot in wapda town phase 1 in block G2,G3 and G5 is being sold in the range of 27-30 lac. Humayun's demand is reasonable but should be a litle bit negotiable according to my experience since I myself deal in wapda town and surrounding areas.
Dont just speculate the market value here since it can cause a doubt in the minds of many readers of LRE who have already invested/or wiling to invest in wapda town. If you have a budget of 37 Lac and you are a SERIOUS buyer then I have an option for you in J3 block(a corner plot).
